Flagship Development

Rebuilding a Philadelphia Landmark

1706–1710 Walnut Street · Rittenhouse Square
2027A New Landmark

Every great development begins with a vision. We look for opportunities where others see obstacles — places with history, character, and the potential to become something extraordinary.

The corner the city lost

Following the devastating fire that forever changed this iconic corner, the site became a symbol of loss for the city. For years, one of Philadelphia's most recognizable intersections stood as a reminder of what once was.

When Aven Group acquired the property, we didn't simply purchase a parcel of land — we accepted the responsibility of helping write its next chapter.

The Garden Years

Life returns to Walnut Street

Before construction of the permanent development began, we transformed the site into a vibrant outdoor restaurant and garden that quickly became one of Philadelphia's most popular gathering places.

Filled daily with both locals and visitors — and reborn each winter as the beloved Walnut Wonderland — it brought life, energy, and community back to a corner that had once stood empty.

The Vision

A new standard for the square

Today, that same vision is evolving once again. Our team is developing approximately 33,000 square feet of premier retail space, thoughtfully designed to complement the elegance and character of Rittenhouse Square while introducing a new standard of architecture, craftsmanship, and luxury to one of the city's most prominent streets.

Every detail has been carefully considered — from the building's timeless design to the experience it will create for visitors, retailers, and the surrounding neighborhood, assembled by an exceptional team of architects, engineers, attorneys, designers, and construction professionals.

It represents resilience.
It represents renewal.
It represents the belief that remarkable places deserve remarkable futures.

As construction progresses toward its anticipated completion in 2027, 1706–1710 Walnut Street will stand as a new landmark for Philadelphia — a project that honors the past while helping shape the city's future.
